How to Read a Roofing Quote in Charlotte (and What the Cheap Ones Leave Out)

Updated October 2026

Three roofers look at the same house and hand back three quotes: $11,000, $14,500, and $19,000. Most homeowners assume the middle one is safe and the low one is a deal. Usually neither is true, because the three quotes are not describing the same roof. Here is how to read what you were actually handed.

Quick answer

A roofing quote is only comparable to another roofing quote when the scopes match line for line. Before you look at any total, check that each quote names the shingle product, includes tear-off and disposal, specifies underlayment and ice and water shield, states whether flashing is new, addresses ventilation, prices decking replacement per sheet, and puts both the manufacturer and workmanship warranties in writing. A quote thousands below the others almost always got there by leaving one or more of those out, and the missing item is usually the one that determines whether the roof lasts twenty years or leaks in five.

The line items that separate a real quote from a cheap one

Side gable showing a new roof edge, new gutter run and clean siding

The shingle, by name. Brand, product line, and color. "Architectural shingles" is not a product. A real quote reads something like CertainTeed Landmark in a named color, so you can look up what you are buying and confirm it arrived.

Tear-off and disposal. Some quotes assume a layover, installing new shingles over the old ones. It is cheaper and it is a bad idea in the Carolinas: it hides deck damage, traps heat, and voids many warranties. Full tear-off should be stated, along with dumpster or trailer disposal.

Underlayment. Synthetic underlayment is standard now. If the quote does not name the type, ask.

Ice and water shield. A self-sealing membrane that belongs in valleys, around penetrations, and along eaves. This is where leaks start, and it is one of the first things a low bid drops.

Flashing. Chimneys, walls, pipes, skylights. The quote should say whether flashing is being replaced or reused. Reused flashing on a new roof is one of the most common sources of a leak in year two.

Ventilation. Ridge vent, intake, or whatever the roof needs. A quote that ignores ventilation is ignoring the thing that makes the shingles last, and some manufacturers make adequate ventilation a warranty condition.

Decking, priced per sheet. Nobody can see the roof deck until the old shingles come off. A real quote states a per-sheet price for replacing damaged decking so there are no surprises on install day. A quote with no decking allowance will change once the crew is on the roof, and by then you have no leverage.

Cleanup. Debris removal and a magnetic sweep for nails. Small item, tells you a lot about the company.

Two warranties, in writing. The manufacturer warranty covers the shingles. The workmanship warranty covers the installation, comes from the contractor, and is the one that actually matters, because most roof failures are installation failures. It should state the term in years.

How the cheap quote got cheap

When a quote lands thousands below the others, the money came from somewhere. In our experience it is almost always one of these: a layover instead of a tear-off, reused flashing, no ice and water shield, no decking allowance, builder-grade shingles substituted for the product discussed, or no workmanship warranty at all. None of those show up as a line that says "we skipped this." They show up as a line that is simply missing.

The same dynamic applies to siding, which is why we wrote out what James Hardie siding costs in Charlotte and what a real siding quote includes. The pattern is identical: the low number is usually a smaller scope, not a better price.

What to ask before you sign

  • Is this a full tear-off, and is disposal included?
  • What is the exact shingle product and color?
  • Where is ice and water shield being installed?
  • Is the flashing new or reused?
  • What is the per-sheet price if decking needs replacing?
  • Is ventilation being addressed, and how?
  • What is the workmanship warranty term, and is it in writing?
  • Who is actually on my roof, your crew or a sub, and who is responsible if something goes wrong?

Any contractor worth hiring will answer all eight without flinching. Hesitation on any of them is your answer.

Insurance quotes are a different animal

If your roof is being replaced through an insurance claim, the scope is set by the adjuster and the numbers work differently: replacement cost, depreciation, deductible. The contractor's job there is to reconcile the insurer's scope with what is actually on the roof and supplement anything missed. We wrote out how roof insurance claims work in North Carolina if that is your situation. One rule carries over: anyone offering to waive or absorb your deductible is breaking the law, and that alone should end the conversation.

What our quotes look like

Every line item above, spelled out, with the shingle product named, decking priced per sheet, and both warranties in writing. If a competing quote comes in lower, we will walk through it with you line by line and show you exactly where the difference is. Sometimes the answer is that the other quote is fine. Usually it is that something is missing.

Request a written quote and compare it against whatever else you have. That comparison is the whole point.

Frequently Asked Questions

Because they are usually not quoting the same job. One quote may include tear-off, new underlayment, ice and water shield in the valleys, new flashing, and a workmanship warranty. Another may leave several of those out. Same house, different scope, different price. Line up the scopes before comparing the totals.

The shingle brand, product line, and color. Tear-off and disposal. Underlayment type. Ice and water shield locations. Flashing and whether it is new or reused. Ventilation. Decking replacement pricing per sheet. Cleanup and magnetic sweep. Both warranties, manufacturer and workmanship, in writing.

Sometimes, if its scope matches the others line for line. But a quote that is thousands below the rest almost always got there by leaving something out, and what it left out is usually what makes a roof last. Ask what is missing before assuming you found a deal.

It should include a per-sheet price for replacing damaged decking found during tear-off, because nobody can see the decking until the old roof comes off. A quote with no decking allowance is a quote that will change on install day.

The manufacturer warranty covers the shingles themselves against defects and comes from the shingle company. The workmanship warranty covers the installation and comes from the contractor. Most roof failures are installation failures, so the workmanship warranty is the one that matters most, and it should be in writing with a stated term.
